, what can I do you to help you sell your home for the highest price in the shortest amount of time?  I sweat the details in making sure your house is priced competitively (not too low so that you do not realize all your potential profit, or too high to prevent a sale).  Then, in the pre-advertising phase, I have a professional home-stager come in to consult in order to make your home show at its best.  I also bring in a professional photographer to take all the photos for the Multiple Listing Service, ads and flyers.  The next phase is exposure.  I make sure your home has the most exposure possible.  Here is a sample of techniques I use to make sure everyone knows your home is for sale: list your home on the Multiple Listing Service; create a house-by-house neighborhood advertising campaign, advertise in Real Estate Weekly, local papers, internet sites and RE/MAX Leadstreet (to place your property on the entire international RE/MAX system).  I also host open houses (to capture every opportunity to sell your property), and make the property easy to show and appealing for buyer's agents who bring around the lion's share of the clients.

 

Selling your home quickly for the highest price possible relies on two simple things: proper pricing and high exposure of your property or home.  Having high exposure, but pricing that is too high, your house will probably not sell.  Alternatively, if you have proper pricing, but not enough exposure, the odds of selling your house decrease.  I make sure that your home meets both pricing with HUGE exposure.

Buyers, how do I help find the home for you?  First, we narrow down which community you would like to call home.  If you know the area well, that is great.  If you do not, let me help you choose your community.  I have lived in the Greater Vancouver Area and Fraser Valley for most of my 48 years and I know this area well.  My background as a Sociologist also helps since I understand the flavor of each community from a professional perspective.

 

Once we narrow down the area, then I do an exhaustive search of the area based on your needs.  As a realtor, I have access to MLXchange (which is somewhat like MLS on steroids).  I can put in very detailed criteria in order to filter through the 1000s of homes that look interesting (but may or may not have what you need inside) to come up with the home that you truly desire.  My favorite experience is when I take my clients through a home and they say, "I love this house!"  Then I know I have done my job! I also work with several Mortgage Brokers handpicked by me to set up your financing at the outset so that you have no concerns.  Buying a home with me is a very enjoyable process - that is why I love showing homes to clients so much!

I work throughout the entire Greater Vancouver Area and the Fraser Valley. Some people ask me why I like to put on so many miles going from community to community.  The reason is simple:  In order to relocate folks properly, I need to be able to offer them all the possibilities within commuting distance to their work.  If I were to limit myself to one or two communities, then I would be doing those folks who needed to relocate a disservice by only offering the limited number of options.  The Lower Mainland has over a dozen communities, each with their own flavor, and weather pattern!  Some communities are near or on the ocean with boating and beach activities, whereas others are nearer the mountains close to skiing.  Some communities have an emphasis on the arts and music, whereas other areas are close to hiking and nature trails.  Since I have lived in several neighborhoods in the City of Vancouver, and communities outside of the city, I have the knowledge to suggest several communities that may be a good match for you.  I am also conversant in the various school districts in the area, as well as the post-secondary options in British Columbia.
